This project required navigating a Committee of Adjustment approval to increase the allowable building size, which we successfully managed in-house. This allowed us to significantly enhance the usable square footage and overall value of the property.

The design focused on maximizing rental potential while maintaining a modern and comfortable living environment. We carefully selected materials that would withstand long-term tenant use without sacrificing visual appeal.

Scope included full structural work, roofing updates, new walls, plumbing for two washrooms, and complete interior finishes. Construction was carried out during winter conditions under a strict timeline, demonstrating our ability to maintain productivity and quality in challenging environments.

The project was completed on schedule, and the client was highly satisfied with both the design and long-term value created.
